What the apparatus is doing there

Occupation is not a status a property is granted. It is something that has to actually be happening. So the question worth answering is a simple one: what is the equipment doing in the building, and why would anyone want it there anyway?

It monitors the asset. Temperature, humidity, condensation risk, movement, light, water and smoke — reported continuously from inside the premises. Most commercial property between occupiers is unattended for months, and its occupier learns about a burst pipe or a winter of condensation when someone opens the door.

It markets the property from within it. The apparatus broadcasts availability to passing devices and routes them to the listing, so interest becomes an enquiry without anyone having to notice a board.

And it produces data with a value beyond the building it came from. The environmental record the apparatus generates is worth something to parties who never set foot in the property. Occupiers may elect to realise that value, and receive the proceeds.

Each of those is ordinary commercial activity the occupier would pursue on its own merits. Together they are what the apparatus is for.

RatingEdge is designed so that your client identities and the link between your clients and their properties are encrypted under a key that only you hold. Our staff see only what is needed to run the rating engine; we cannot browse, export, or data-mine your client book.

  • You hold the key. Your client data is unlocked only when you log in, using a key derived from your own credentials. We never hold it and cannot recover it on your behalf — by design.
  • You control access. Restrict sign-in to the locations you choose, managed entirely by you.
  • You verify, you don't take our word for it. A complete, tamper-resistant access log is available for you to inspect at any time.

We believe in being straight about what this means. The rating engine must read property data to do its job, so we don't claim it is technically impossible for us to ever see a property. What we do guarantee is that we cannot see whose clients they are, or which properties map to which client — and that you can verify that for yourself. Control and transparency, not a promise to be taken on trust.

Methodology and transparency

RatingEdge operates on a deliberate principle: the record should be strong enough that nobody has to take our word for anything. Arrangements that relied on minimal occupation evidence are being challenged with increasing regularity, and in 2026 the Court of Appeal held that an arrangement whose only purpose was to obtain the relief did not amount to occupation at all. Approaches built that way are now materially exposed.

Our platform was built for a different premise. We do not stage occupation, and we do not rely on token interventions. The apparatus does real work — it monitors the asset, markets it, and generates saleable data — and the record of it is available in a form designed to be reviewed.
