RatingEdge units are fitted in commercial premises in under ten minutes. No structural work, no specialist contractor, no certification process.
The intelligence platform that documents Beneficial Occupation — automatically, transparently, and to a standard designed to exceed current compliance benchmarks.
Three steps. No specialist contractors. No paperwork bottlenecks.
RatingEdge units are fitted in commercial premises in under ten minutes. No structural work, no specialist contractor, no certification process.
A live dashboard tracks Beneficial Occupation continuously. The platform maintains a complete, time-stamped record of every event without manual input or operator intervention.
Audit-ready records are available on demand for any property and any period. Every claim is backed by continuous, verifiable activity data.
Occupation is not a status a property is granted. It is something that has to actually be happening. So the question worth answering is a simple one: what is the equipment doing in the building, and why would anyone want it there anyway?
It monitors the asset. Temperature, humidity, condensation risk, movement, light, water and smoke — reported continuously from inside the premises. Most vacant commercial property is unattended for months, and its occupier learns about a burst pipe or a winter of condensation when someone opens the door.
It markets the property from within it. The apparatus broadcasts availability to passing devices and routes them to the listing, so interest becomes an enquiry without anyone having to notice a board.
And it produces data with a value beyond the building it came from. The environmental record the apparatus generates is worth something to parties who never set foot in the property. Occupiers may elect to realise that value, and receive the proceeds.
Each of those is ordinary commercial activity the occupier would pursue on its own merits. Together they are what the apparatus is for.
This is not rates mitigation. Mitigation schemes are built backwards from the relief — they exist to interrupt a period, and they collapse the moment anyone asks what was actually happening at the premises. Here that question has an ordinary answer, and a verifiable record of it.
A platform built for the regulatory environment that's coming, not the one that's leaving.
RatingEdge documents real activity in real properties. No paper-only arrangements. No token visits. No fabricated occupation.
Our approach is documented and consistent across every property in every council area. Built to withstand the scrutiny these arrangements are now attracting.
From the moment a unit goes live, the platform maintains a continuous, time-stamped record. No manual logging. No retrospective reconstruction. No gaps.
Every commercial property in England and Wales, fully integrated. Postcode resolution, rateable value tracking, and relief-cycle calculations are handled automatically.
RatingEdge is designed for in-house teams and professional advisors who want evidence-grade tooling without outsourcing their rates strategy — and without handing over control of their client relationships.
Manage relief windows across multiple units and councils from a single dashboard, with continuous evidence maintained automatically for every property.
Quantify and document occupation and relief outcomes consistently across every property under management, to a standard built to be reviewed.
Run your whole book on one platform while keeping your client relationships your own. Your client list is yours alone.
Since the Court of Appeal’s decision the inquiry is no longer limited to projected savings. What the occupier actually does at the property, and what it obtains from doing so, is now the question — and it is answered with contemporaneous records, not with descriptions written afterwards. That is what RatingEdge produces.
If you act for clients, who they are and which properties belong to them is the core of your business — not something to hand over to a platform provider. RatingEdge is designed so that your client identities and the link between your clients and their properties are encrypted under a key that only you hold. Our staff see only what is needed to run the rating engine; we cannot browse, export, or data-mine your client book.
We believe in being straight about what this means. The rating engine must read property data to do its job, so we don't claim it is technically impossible for us to ever see a property. What we do guarantee is that we cannot see whose clients they are, or which properties map to which client — and that you can verify that for yourself. Control and transparency, not a promise to be taken on trust.
RatingEdge operates on a deliberate principle: the record should be strong enough that nobody has to take our word for anything. Arrangements that relied on minimal occupation evidence are being challenged with increasing regularity, and in 2026 the Court of Appeal held that an arrangement whose only purpose was to obtain the relief did not amount to occupation at all. Approaches built that way are now materially exposed.
Our platform was built for a different premise. We do not stage occupation, and we do not rely on token interventions. The apparatus does real work — it monitors the asset, markets it, and generates saleable data — and the record of it is available in a form designed to be reviewed.
Our detailed methodology paper — covering evidentiary standards, audit trail architecture, and how our approach differs from legacy arrangements — is available to qualifying operators on request.
